A Mortgage Broker is an individual who acts as an associate for either the licensed mortgage broker business or any lender licensed under Chapter 494, Florida Statues. A licensed mortgage broker is authorized to solicit mortgage loans on behalf of the borrower, to accept an application, and to negotiate terms and conditions of a mortgage loan on behalf of the a lender. A mortgage broker is prohibited from being an associate of more than one business entity at the same time (MMB, CL or ML)
Mortgage Brokers Application and Licensure Requirements:
Florida residency not required
Be at least 18 years of age
Complete 24 hours of schooling
Submit form DBF-MB-101, Fingerprint card and fee
Pass state test
The purpose of the Mortgage Brokers License Course is to teach the fundamentals of mortgage lending in a simple concise manner. The course manual is a complete comprehensive guide for those entering the mortgage brokerage profession. No prior knowledge of the subject is required.
The Mortgage Brokers License Course includes a course manual with in depth chapters covering:
Basic mortgage provisions
State and Federal Law
Mathematics
The loan cycle from application to servicing
Secondary Mortgage Market

The State Exam
Mortgage Broker test sites are located in Ft. Lauderdale, Orlando, Port St. Lucie, St. Petersburg, and Tallahassee, Florida applicants will be assigned to the test location closest to them. Out of State applicants will automatically be scheduled for the Fort Lauderdale test location. Location changes request must be made at the time of application
The exam is offered once a month
The test consists of 100 multiple choice questions
Passing grade is 75 or greater
Candidates have 3 hours to complete the test
The test content is changed each month

ENROLL IN THE 24 HOUR MORTGAGE BROKER PRE LICENSING COURSE
There is a non-refundable deposit of $100.00 required to register for the class. If you can't make the scheduled class and provide 48 hour notice, the amount of the deposit can be applied to a future class for a period of up to six months. The deposit is applied to the tuition of the class and is not in addition to the tuition. We will mail the course manual to you at no additional charge. If you would like to receive the manual (Approx 350 pages) before the class. It is strongly suggested you get the manual before the class if you are scheduled to take the State of Florida Mortgage Broker exam the following Tuesday or Wednesday after the class. Please call us with your credit card information to guarantee your space in class. We will accept checks and mail out the manual once the check has cleared.
Mortgage Broker Class will be held in Sebring, FL at the Inn on the Lakes Hotel on the following Saturdays and Sundays. The class will be from 8 A.M to 8 P.M. on both days in order to fulfill the 24 hour course requirement. However, we will have a 1 hour lunch break.
